I was the managing member of an LLC that purchased a mid sized apartment complex in San Antonio, Texas. My duties were to identify, analyze, fund and purchase the investment. I brought together the members and hired an attorney to write the LLC papers. I then hired a local management company to manage the onsite team and do the reports. I report quarterly to the members. This venture was profitable. Income: Net commissions in 2004 were $235,000 Experience: 1983 to 1990; Truitt Land Company, Riverside, California Position: I operated as a sole proprietor and broker. Experience: 1979 to 1983; Sunstates Sales, Long Beach, California Position: Broker/owner. Duties: Sunstates Sales was a new home and condominium sales organization. My duties included listing and selling subdivisions. I also hired, trained and oversaw sales people. My services included consulting with builders regarding floor plans, elevations, site selection, premiums, sales office location and layout. I also helped with selection of marketing companies. Shopping new home tracts and providing marketing data to my clients was one of my services. I attended the BIA sponsored MIRM (Member Institute of Residential Marketing) classes under the direction of Lester Goodman at the University of California, Irvine.
